Mandatory, recommended, desired???

If you have a FHA 203K loan, things that I point out are mandatory to meet FHA standards and local codes. Everything mandated is required, no questions asked. Now if you have a Homestyle loan nothing is mandatory, but I will recommend certain things be done. Everything is considered a desire to you, with any recommendation I may have.
If you have a FHA 203K loan:
Making repairs to a roof, siding, windows, flooring, walls/ceilings, plumbing, electrical, and doors are just a few items that could be mandated to be repaired or replaced. Something as little as a cracked ceramic tile or loose toilet calls for a mandated repair. Sometimes it is better to replace something than repair it, if you think about it you’ll end up replacing it somewhere down the line. Just depends on if you have the funds to replace it now, or just repair it. I may some certain recommendations about items that aren’t necessarily ready to be replaced or repaired that you should consider. Any recommendations like that will get put into the report just to see where you’ll be cost wise, and always can be deleted. New kitchen cabinets, countertops, flooring, fixtures, etc are desired items. It the existing cabinetry is in good shape I may recommend them being refinished and painted a color you choose to save money.
If you have a Homestyle loan:
Everything is a recommendation and desire, nothing is mandatory. Now I may tell you something NEEDS to be done, but technically it isn't a mandated item. Depending on the scope of work you want done will determine the severity of my recommended items.
